Boisar: An Emerging Hub for Affordable Housing in Mumbai (Part 1)

Boisar is a town in the Palghar taluka and in the Thane district. It has grown by leaps and bounds in recent times. It is located about 80 km from Mumbai and is very close to the Gujarat border. There are Shuttle / MEMU trains from Virar to get to Boisar. Most long-distance trains also stop in Boisar. There are also regular state transport buses from Palghar, Thane, Bhiwandi and Wada to reach Boisar. According to industry experts, interest in this region was sparked by the entry of Tata Housing in Boisar with its municipality project.

The city of Boisar has more than 1,500 industrial units, with renowned companies such as Tata Steel, JSW Steel, BARC, Tarapur Power Station, etc., providing employment opportunities to people in Boisar and surrounding areas. In addition, there is also the MIDC industrial zone, with a population of around 1.25 lakh and around 10 lakh people in the neighboring villages of Boisar. Boisar is currently governed by the ‘gram panchayat’ and is scheduled to come under a municipal council in the future. The profile of people who are moving to affordable housing complexes in the city of Boisar is very similar to that of Palghar:

  • SME owners and their senior managers, senior engineers / middle manager, junior engineers / factory workers. However, a major difference is that due to better social infrastructure (better schools, hospitals, retail options like Big Bazaar), many more senior managers / engineers and SME owners live in Boisar. In addition, the integrated municipality developed by Tata Housing has significantly improved the lifestyle and social infrastructure.

Most of the residential development in Boisar is taking place around two specific areas:

  1. Boisar-Tarapur road in Boisar West
  2. Around Tata Housing Township in Boisar East

Residential projects on the Boisar-Tarapur highway are specifically concentrated around TAPS Colony and Parnali Naka. These sites are anywhere around 3-6 km from the Boisar train station. It is not possible to acquire large tracts of land near Boisar station and therefore TAPS Colony & Parnali Naka are the preferred areas where large tracts of land can be purchased. While residential development near Boisar station would be a good option for commuters to Mumbai, residential development on Boisar-Tarapur highway is quite convenient for people working in the Tarapur MIDC industrial complex. This road is well served by public transport, rickshaws and is quite close to the modern commercial and commercial area of ​​Boisar, which is next to the train station.

Boisar East is quite underdeveloped compared to Boisar West. However, using Tata Integrated Township as an anchor, a large number of projects are approaching Tata Township using the amenities provided by Tata as a significant draw. The availability of land on the east side is not a big problem. Residential rates in the vicinity of the train station are around Rs 3,000 psqf, but there are no new developments available near the station.
